Application & Move-In Process

Thank you for your interest in renting one of our homes! Below is a detailed explanation of our application process as well as our move-in process once an application has been approved.


STEP 1: Review Our Qualification Standards

Before submitting an application, be sure your application will meet these eight standards for qualification. Applicants who do not meet these minimum qualifications will not be approved. In the event of multiple applicants, tenancy will be granted to the most qualified, based on the below criteria.

  • Applicant's monthly gross household income must exceed three times the rent. All income must be from a verifiable source. Unverifiable income will not be considered.

  • Applicant must receive positive references from all previous landlords for the previous 3 years or offer proof of home ownership in good standing.

  • Applicant may not have any prior evictions filed upon them or unpaid judgments from previous landlords.

  • Applicant must have current photo identification and a valid social security number.

  • Applicant must exhibit a responsible financial life. Applicant must have a favorable credit score.

  • A background check will be conducted on all applicants over 18. Applicant’s background must exhibit a pattern of responsibility.

  • Applicant must be a non-smoker.

  • Occupancy is limited to 2 people per bedroom.


STEP 2: Submit an Application to get Pre-Approved for FREE

Fill out this application form to be considered for one of our properties. The application will take about 10 minutes to complete. There is no cost to submit this application and get pre-approved.

NOTE: Incomplete applications will not be processed, and applications containing false information will immediately be disqualified. Please expect 1-3 business days for the application to process.


STEP 3: Tour the Property & Home

Once you’ve submitted this application and been pre-approved for FREE, you’re ready to tour the home and property you’re interested in renting. Instructions on how to set up a home tour at a time that’s convenient for you will be provided when your application is pre-approved.


STEP 4: Complete a Background Check, Credit Check, & Information Validation

Following your property tour, a non-refundable $45 fee will be required to continue with the process. This $45 fee covers a background check, credit check, and information validation.

This step of the application process could include direct contact with employers, current landlord, previous landlords, personal and professional references, law enforcement agencies, government agencies, consumer reporting agencies, public records, eviction records, and any other sources that may be deemed necessary. A consumer report will be used in the processing of all applications.

Additionally, all applicants will be required to submit these documents for verification: a valid government-issued ID (usually a driver's license), copy of Social Security Card, and two months of recent pay stubs.

Each person over the age of 18 who will be living in the home must complete and submit a separate application and $45 fee to cover a background check, credit check, and information validation. You will receive instructions on how to submit the $45 fee after your application is pre-approved.

STEP 5: Submit a Deposit to Hold

Once a background check, credit check, and the information validation process has been completed and approved, it’s time to submit a non-refundable Deposit to Hold in the amount equal to one month’s rent within 24 hours. This deposit holds the property exclusively for you until a mutually agreed upon move-in date is identified. The maximum amount of time a property will be held is 14 days, unless alternate terms have been mutually agreed upon.

NOTE: If a Prospective Tenant fails to provide the Deposit to Hold within 24 hours of approval, the home will be offered to the next qualified applicant.


 STEP 6: Complete All Move-In Requirements & Sign the Lease

After a move-in date has been identified and before occupancy will be granted, all required move-in funds, including the Security Deposit*, first month’s rent, and any other additional deposits and fees (usually there aren’t any), must be submitted. Additionally, all tenant-paid utilities (water, electric, etc.) must be transferred into the Prospective Tenant’s name, and a lease must be executed and signed by all parties.

*NOTE: Once all move-in requirements have been met and a lease for the property has been signed and completed, the Deposit to Hold will transfer to become the Security Deposit (which is refundable), to be held throughout the tenant’s entire tenancy.
